Johns Hall Retro-commissioning 2012
Building History - Constructed in 1998
Johns Hall was a dedicated in 1998 in honor of Furman's ninth president, John E. Johns. Johns is a mix of classroom's, office's, lab spaces and lecture halls.
Building Need
Due to the success of the retro-commissioning of Riley Hall the year before, Furman Facilities services has decided to do the same to Johns Hall. Commissioning Consultants, LLP was hired to help Furman with the recommissioning process.
Recommissioning Process
The first phase of the Johns retro-commissioning process was to establish a base line for its energy usage.
a. Base line determained
This was done by looking at the energy trend data that has been compiled through the Building Automation System (BAS) for the past three years.
b. Building functionality test results
Mechanical engineer re-evaluates mechanical systems
c. Test and balance of all VAV’s and AHU’s
d. HVAC systems sequence of operation modified
1. Return fans shut off
2. Set discharge air temp to 55 deg. if dehumidification needed during cooling months and min max flows implemented.
3. Reset duct static pressure setpoints on all AHU’s
e. Corrections and repairs made to HVAC equipment.
